EXPERT ANALYST FOR A REAL ESTATE PROJECT

Brief Overview of the Consultant

ATMT Limited is engaged currently as a turnkey real estate consultants to first of its kind of project in Pakistan developing a Technology Park licensed by STZA (Special Technology Zones Authority).
Other Commercial Projects involved includes multiple high rise towers multi story at different locations.
The team had been engaged previously with Mergers & Acquisitions, Telecom and Oil & Gas Regulators both National and International, represented different Boards of Directors of Public and Private Organizations.
  • Installation of Solar Power Systems at Telecom Tower Sites.
  • Installation of Solar Power Systems for Residential Users.
  • Supply of Power Items to diverse industrial users.
  • Rental DG Services for Industrial and Residential Users.
  • Acquisition of NOCs from Local Authorities for Construction of Telecom Tower Sites.
  • Processing for Acquisition Environmental NOCs for Telecom Tower Sites and other Projects.

Relevant Experience in real estate development analysis

THE MARK : Science & Technology Park in FTC Lahore

The project is a 36 Story project at FTC Lahore spanning around 800,000 Square Feet covered area built under the License from Special Technology Zone Authority (STZA).

The project was initially envisioned as Hotel Apartments but based upon Market Review and assessment changed into a Technology Building Project.

CALLISTO : In Central Business District Lahore

The Project is a 66 Story building designed in Central Business District Lahore spanning an area of 4,200,000 Square Feet.

The Project comprises of Hotel Apartments, Office Tower, Residential Tower and Commercial Malls.

RUDA [ALAMGIR BLOCK] : Ravi Urban Development Authority Lahore

The project is undertaken with RUDA Lahore at Alamgir Block spanning around 2,200,000 Square Feet. The project comprises of Residential Towers
in a community style construction.

ISB TECHNOPOLIS : At Islamabad under STZA

The project is currently under assessment and analysis for a PPP model with STZA in Islamabad.

Outline of the proposed methodology for conducting the analysis

The proposed methodology for conducting the analysis would be to cover the
following :
• Site Location and Strategic Market Positioning
• Existing Development Plan Feasibility Analysis
• Marketing Plan Analysis
• Sales progress and Strategy Analysis (With Perspective Audience)
• Statutory Completion of Documents from Legal Perspective
• Respective Regulatory and Compliance Analysis
• Architecture and Design Perspective analysis
• Procurement Plan Analysis
• Resource Analysis (HR, Vendor, Partner, Stakeholder, Shareholder etc)
• Financial and Risk Analysis
• Development Timelines and Performance Analysis
The above Analysis shall be summarized in the future plan of Action in the most
economical and viable way.

Proposed Timeline for completing the analysis and submitting final report

The proposed analysis is anticipated to be completed within 10-12 Week time.

Cost Proposal outlining the fees associated with Analysis and Report
Preparation

Associated Costs shall be reimbursed in the following manner :
• A minimal human resource maintenance fee for the total duration of the
project
• A %Age fee of the total Sale Value of the Adjusted (Audited) model
reimbursable in Inventory, equivalent services or procurement project
• All out of Pocket Expense including travelling, accommodations, stationary
and representation expenses shall be charged in addition to the above.
